An auctioneer on YOUR side of the deal
Duncan Schieb is a Sydney-based vendor advocate and property advisor — a licensed NSW agent and auctioneer (Class 1, Licence 1250896) who has sold more than $4 billion in assets and called 15,000+ auctions. He acts for private clients on the sale or purchase of significant property: selecting and managing the selling agent, setting strategy, and reading the campaign the way only someone who has stood at the rostrum can. Based on Sydney's Northern Beaches, working across the city and beyond
What is a vendor advocate?
A vendor advocate is an independent expert who represents you — the seller — through the entire sale: choosing the right agent, negotiating their fee, setting the pricing and campaign strategy, and holding everyone accountable to your result rather than a quick commission. In most arrangements you pay nothing extra; the advocate is remunerated from the selling agent's existing fee. The difference is having thirty years of market experience sitting on your side of the table.
Selling: why an auctioneer's eye changes the result
Most advocates have watched auctions. Duncan has called 15,000 of them — he knows how agents position properties, how buyers behave under pressure, when a campaign is being run for the agent's pipeline rather than your price, and exactly what a well-run auction day looks like from the rostrum. That insider's view shapes everything: agent selection, method of sale, reserve strategy, and the moment to hold or fold on auction day.
