Out-of-the box thinking pays

Duncan utilised a popular US strategy to sell a luxury home in Mackenzie Street, Lindfield, for over $9m in under three weeks.

In the US, inviting other agents to bring their qualified buyers through prestige properties is a successful technique that leads to impressive sales. Duncan proposed this for his clients, who accepted. He then shared the listing with just under 3,500 members of his own database of high net worth individuals and previous prospective buyers of similar properties. They received 14 offers after 52 inspections, and had tens of thousands of views online.

Duncan increased the urgency by placing the property on REA and Domain as a featured property, which attracted more buyers and in turn increased competition and urgency amongst the represented buyers and the agents that were representing the buyers.

Local agents were incentivised with an offer of one percent of the overall commission to bring qualified and suitable buyers through the property. Duncan’s view is that his job is to maximise his client's sale price, not his commission. He firmly believes that having other agents working together for the good of the seller is an excellent outcome.

Delivering results with discretion

Duncan was appointed to manage the sale of 30 Morella Road, Whale Beach for a seller based in the UK. With minimal stress for the vendors, Duncan secured a smooth sale with a superb price of $5.2M. 

The property was scheduled for an auction campaign. Prior to marketing commencing, there was a private invitation of buyers, which resulted in four strong offers and delighted vendors. 

Duncan’s business is very much driven by strong relationships and referrals. The relationship Duncan built with the buyer led to the listing and sale of 19 Mackenzie Street, Lindfield.

Innovative ideas and processes

Vendors and agents had to adapt quickly during Covid-19. Duncan was appointed by a vendor to sell a property in 172 West 79th, New York City.

With 45 inquiries, 21 inspections, 7 unconditional offers and 3 conditional offers, there was global buyer interest, including Hong Kong and the UK. It sold prior to auction in just 38 days.
